After you have confirmed you appointment with your ACCOUNT EXECUTIVE, please take time to gather the following information to avoid any delays in processing:


ITEMS REQUIRED ON ALL BORROWERS:
 1.   Social Security number, birthdate, dependents ages.
  2.  Landlord/Mortgage Company name, account number and complete address.
       Required on all residences for two years.
  3.  Name, phone number and complete address for all employers for two years.
  4.  Copy of most recent check stub providing year to date earnings.
  5.  Copy of all W-2's for previous year.
  6.  If self employed, complete signed copies of tax returns for previous two years
       and signed year to date profit and loss prepared by accountant.
  7.  Names, address, and account numbers for all checking and savings accounts.
  8.  Copies of previous two months bank statements on all checking and savings
       accounts.
  9.  Copy of cancelled earnest money check if over $500.00.
10.  Estimation of value of cars and household items.
11.  Account numbers, addresses, monthly payment and balance owed on all
       outstanding loans and creditors.  (Please include bank loans, credit union
       loans, car loans and credit cards.)
12.  Contract with all original signatures.
13.  Check for credit report and appraisal fees.

ADDITIONAL INFORMATION REQUIRED ON ALL BORROWERS FOR FHA LOANS ONLY:
  1.  Copy of drivers license and social security card.
  2.  Confirmation of child care expenses.

ADDITIONAL INFORMATION REQUIRED ON ALL BORROWERS FOR VA LOANS:
  1.  Name, address and phone number of nearest living relative.
  2.  Confirmation of child care expenses.
  3.  Original Certificate of Eligibility, DD214, and statement of service.

IN ADDITION TO THE ITEMS REQUIRED ABOVE, PLEASE PROVIDE THE FOLLOWING IF APPLICABLE TO YOUR SITUATION:
  1.  REFINANCES:  Please provide a copy of the warranty deed and age of house.
  2.  RENTAL PROPERTIES:  Pleas provide copies of current 12 month leases on all 
       properties.
  3.  CHILD SUPPORT/ALIMONY:  If you are paying or receiving child support or
       alimony, please provide a copy of the complete divorce decree.  If using child
       support/alimony for qualification purposes, please provide documentation that
       it has been received for the last 12 months.  (ie:  cancelled checks, court ledger,
       bank statements)
       NOTE:  It must continue a minimum of three years to count as income.
  4.  SOCIAL SECURITY/RETIREMENT INCOME:  Please provide a copy of
       awards letter and copy of 1099 for previous year.
  5.  COMMISSIONS, BONUSES, INTEREST/DIVIDEND INCOME:  If you are
       using these incomes for qualification purposes, please provide signed copies
       of previous two years tax returns.
  6.  If your present home is under contract, please provide a copy of the closing
       statement.
  7.  If you sold your house in the past two year, please provide a copy of the
       closing statement.
  8.  If you are depending on a gift for part of your settlement costs, please supply a
       signed gift letter and the donors ability to give.  (ie:  copy of their bank
       statement)

VERIFYING ASSETS TO CLOSE:
We will have to verify the costs you will have to pay including closing costs, discount points, prepaid items, PMI requirements plus one to two months reserve payments.  (The amount of reserve will vary depending on the type of loan.  Please check with your ACCOUNT EXECUTIVE.)

"QUICK-CLOSING" DOCUMENTS FOR CONVENTIONAL LOANS ONLY!
  1.  Last two years W-2's
  2.  Most recent pay stub
  3.  Most recent 3 months Bank Statements
  4.  12 Months cancelled checks for mortgage (if Homeowner) OR:
  5.  Sales Contract for sale of present home IF Equity is to be used for down
       payment.
  6.  HUD I settlement statement if home already sold AND equity to be used for 
       down payment.
